BREEAM ‘Outstanding’

BREEAM (Building Research Establishment Environmental Assessment Method) is the most widely used certification standard in the world. The BREEAM certification system, which is particularly easy to use, identifies the impact of a building on its environment and helps professionals to improve this impact. BREEAM certification is proof of a strong commitment to a sustainable environmental approach, from the design of the building, through its construction and right up to its use. BREEAM certifies a building’s performance based on environmental, social, and economic criteria.

Highline is conceptualized to achieve a BREEAM (Version 6) Office Shell/Core “Outstanding” score. The Outstanding score means achieving the highest possible score on the BREEAM scale. Acquiring an Outstanding score requires obtaining at least 85% of the available credits, achievable in various subcategories. Highline currently aims to achieve 90.29% of the available BREEAM credits.

Specifically, Highline will try to cash in on the BREEAM score by taking the steps listed below in each subcategory. The list is not exhaustive but accurately reflects the actual and leading interventions. Profound analysis can be delivered.

ESG analysis

WELL Platinum

The WELL Building Standard is a tool for buildings and organizations to create more thoughtful spaces that improve people’s health and well-being. WELL, uses a set of strategies – underpinned by scientific research – to promote human health through interventions at the design stage of buildings, as well as through operational protocols and policies.

Highline is conceptualized to achieve a WELL “ Core Platinum” score. The Platinum score means achieving the highest possible score on the WELL scale. Acquiring a Platinum score requires obtaining at least 80 of the available credits, achievable in various subcategories. Highline currently aims to achieve 91.5 of the 120.5 available WELL credits.

It is important to point out that the Well criterion is highly dependent on the occupant of the asset: many parameters/credits can only be achieved by the occupant once present and operational.

EU Taxonomy Alignment

The EU Taxonomy Regulation (the EU Taxonomy) is a classification system that establishes a mutual understanding of which economic activities are considered environmentally sustainable. By providing uniform definitions, the EU Taxonomy aims to redirect financial flows toward sustainable activities, prevent greenwashing, protect investors, and assist economic actors to align their activities with the low-carbon, resilient and sustainable transition.

Highline is conceptualized to be Aligned with the European Taxonomy. The building will be aligned by making a substantial contribution in the category of “Climate Change Mitigation.” Therefore, the building’s primary energy demand will need to be reduced by a minimum of 30% compared to its current level.

In addition to meeting the requirement for substantial contribution under ‘climate change mitigation’, Highline must ensure that it meets the “Do No Significant Harm” criteria for the 5 remaining categories. Highline’s aspired BREEAM Outstanding score – enables to tick the boxes for all 5 categories, it being Climate Adaptation, Water, Circular Economy, Pollution Prevention and Biodiversity.

Terraces

Highline pays exceptional attention to quality outdoor space for its users. In extension of the central garden a spacious terrace completes the ground floor bar.

The main building comes with hanging terraces on the 3rd, 5th, 7th floor. The 8th floor features 2 large terraces with breathtaking views of the Brussels highline.

The annex in turn features an extra-large terrace on the third floor, perfect for a break, reception or for summer yoga classes.

The rear façade of the front building is pushed back and aligned with the adjacent office buildings, creating additional square meters per floor up to 800 m².

Completely physically separated from the office development, Atenor SA is developing 20 appartments to rent out, on the plot at the back of Highline, along rue Potagère. The flats feature spacious terraces and a communal garden. This development is not part of the Highline offices.
